Microcement is a good fit for many condo renovations in Singapore. Because it is only 1–1.5mm thick, it can usually be laid straight over sound existing tiles, so there is no hacking, little debris and almost no change in floor height. That matters in a condo, where the management corporation (MCST) controls renovation hours, noise and how debris leaves the building. Floors, bathrooms, feature walls and kitchen splashbacks are the most common areas.
Why it suits condos
- No hacking in most cases: sound, level, well-bonded tiles stay where they are. Hacking is the noisiest, dustiest part of most renovations, and avoiding it makes MCST approval and your neighbours easier to manage.
- Floor height barely moves: doors still close, and transitions to the balcony and kitchen stay neat.
- One continuous surface: floors can run room to room with no grout lines or transition strips, which makes compact condo layouts feel larger.
- Bathrooms without grout: no grout lines means nothing for mould to grow in, which helps in Singapore’s humidity.
MCST rules to check before you start
Every condo has its own renovation by-laws, so read yours before you book any works. Typically you will need to:
- apply for renovation approval and pay any deposit the MCST requires;
- keep to the permitted working days and hours, which are often stricter for noisy works;
- protect lifts, lobbies and corridors, and book the service lift for deliveries;
- remove debris through approved routes.
An overlay with no hacking keeps noise and debris low, but the works still fall under the MCST rules, so plan for them.

Which areas work best
- Living and bedroom floors: warm, quiet floors that run wall to wall with no joint.
- Bathrooms: walls, vanity fronts and kerbs in one unbroken surface. The water resistance comes from the sealed system over a sound waterproofing membrane. See is microcement waterproof for bathrooms.
- Feature walls: tonal and cloudy, and best lit from the side so the trowel movement reads.
- Kitchens: splashbacks, islands and worktop faces without grout lines. See microcement on counters and cabinets.
- Balconies: possible with the right system, since balconies face sun and rain. Ask what is specified for outdoor use.
How long it takes
A bathroom typically takes 3–4 working days with the M Series system, and a whole unit typically takes 4–6 working days. The finish is four layers, a base coat, a face coat and two top coats, with no primer, and each layer needs time to dry before the next. Other trades should stay off the surface while it sets, so tell your contractor early where microcement fits in the sequence.
Check the existing surface first
Microcement follows whatever is under it. Hollow or cracked tiles, uneven floors or moving joints need to be repaired before it goes on, because hairline cracking comes from the substrate, not the product. A proper survey before the quote is the best protection. More in can microcement go over tiles without hacking and does microcement crack over time.
Condo or HDB: what is different
The material and the method are the same. What changes is the paperwork and the building rules: condos follow their MCST’s by-laws, while HDB flats follow HDB’s renovation guidelines. If you are in an HDB flat, see how long microcement takes in an HDB flat.
What affects the quote
We quote after seeing the space. The area, the number of rooms, the condition of the existing tiles, the finish you choose and details such as steps, kerbs and vanities all affect the price. See what drives the cost of microcement.
Quick answers
Do I need MCST approval for microcement?
Usually yes. Most condos require renovation approval for flooring and bathroom works, even without hacking. Check your MCST by-laws for approval, working hours and lift protection.
Can microcement go over my condo’s existing tiles?
Usually, if the tiles are sound, level and well bonded. Microcement is laid over them at 1 to 1.5mm, so there is no hacking and the floor height barely changes. Hollow or cracked tiles are repaired first.
How long does microcement take in a condo?
A bathroom typically takes 3 to 4 working days and a whole unit typically takes 4 to 6 working days, depending on the area and the condition of the existing surface.
Can I stay in my condo during the works?
It depends on which rooms are being done. The areas being worked on must stay off limits until the layers have fully set, so plan around them or schedule the works when you are away.
